In our beautiful new building, a two-story single-family house, lightweight bricks from delta 12, 36.50 cm thick, small cracks have now appeared in the exterior plaster near the window corners after about half a year. These run diagonally away from the window. Approximately 10-20 cm long. Although they are hardly visible yet. But as the builder, you see EVERYTHING. Are we now victims of poor workmanship, or is this normal? And how should this be treated? Should I now ask my architect to have the plasterer make such a repair?

Thanks and regards

Hello,

in any case, have the plasterer come and ask him to comment on it first, it probably shouldn’t be the case and small cracks can become larger cracks, moreover there is a risk that water accumulates underneath.

Hello,

we had a similar problem and our plasterer fixed it without any problems, it was no big deal, however it was only one spot.

Hello,

cracks in the plaster appear quickly both indoors and outdoors, I think these are stress cracks, not serious for the statics or anything but also not exactly nice to look at :) Mostly around the windows/window sills or window lintels, maybe the plasterer didn’t properly prepare "Putzgewebe" or something? But I would also report this to the architect and the plasterer, they do give a warranty on the work... If it is a rough plaster, repairing should be a bit more difficult :) a smooth plaster causes no problems ( Muster ).

Hello!

So definitely report it to the person responsible (plasterer / construction contractor etc.). They should take a look at it, and if in doubt, hire an independent expert if they refuse to fix the damage. Because as already said, moisture can quickly accumulate in such cracks and then it can become a real problem.

Best regards

I would talk to the company that did the plastering and if that doesn't help, immediately get an expert to assess the damage and if necessary, take it to court. Not the nicest solution but unfortunately many construction companies don't understand it any other way.
