Crack below the exterior facade - Bungalow from 1975

Hello everyone,

we are just about to buy a bungalow from 1975. We are basically convinced by the building structure – only this one crack in the lower part of the exterior facade we can’t quite assess.



The paving in this corner of the property is lowered by about 50 cm. On the rest of the facade, it goes up to the height of the clinker bricks, so the base is not visible.

According to the real estate agent, one would only need to fill the crack, repair the chipped areas with new plaster, and repaint the base.

Should that be fine, or could there be something bigger lurking here? The building does not have a basement.

Which crack? The big one or the small one? Can you point out a crack there? I see something completely different than a crack.

According to the realtor, you would only need to fill the crack, replaster the chipped areas, and repaint the base.

What does the expert say? The realtor is supposed to sell houses, he’s probably good at that, right?!

That was a joke because I didn't see a crack in focus in any photo.
I noticed that the paint as well as the plaster on the base is flaking off, and also that the strips at the edge are not grouted.

Should this be okay, or could something bigger be lurking here?

What does the expert say?

I would never trust a layperson to assess that. By the way, the broker is a layperson for me.
I would spend €300 on an expert who clears up all doubts.
