Costs for KfW calculation

Hi, we just had our developer fill out the application for the KfW loan. Now we have received an invoice for this calculation. Is that normal? Because they have to calculate it anyway, or how else do they want to guarantee the KfW 60.

Hi,

such things should actually be included in the total price with the developer.

For example, we signed a construction contract directly stating a Kfw60 house.

We filled out the application ourselves (not for the Kfw but for the Wfa, but it should be about the same 30 pages ^^)

The watt consumption per sqm should actually be included in the service.

For us, it is currently like this:

- Today the house plans were finally staked out, now the developer has given them to his people who will do all the necessary calculations up to the building application; once the approval is granted, the first installment is due.

In the construction contract, we also have the item surcharge for KfW 60. Filling it out was only so that they entered the value (54.96). The architect said that building for KfW 60 is included in the price, but the preparation of the technical documents for funding is always extra. I find 300 € a bit steep for entering a few numbers.

Hello,

if it says "AUFPREIS" for KfW 60 house, then it certainly will not be just the 300 euros.

Just entering a number is not enough either; there must be a calculation underlying it that shows the consumption per sqm.

Have you seen the calculation? If not, request it.

As said, you can enter the numbers yourself and include the calculation from the engineers. Taking the 300 euros is then normal with 150 euros per hour wage.

We are currently having a similar problem with this application. The developer does not want the application to be filled out by the engineer before we have signed the construction contract. However, we only wanted to sign it after we received the loan commitment from KfWBank. I didn’t know that it was supposed to cost 300 euros. We had offered the developer to pay something for the application and thought that it could be offset later. But he was not really keen on that. He wants to mediate the loan through his own financial services company, but we are well advised by another financial person and want to do it with them. Ultimately, the loan is applied for at the same bank (Ing-Diba and KfW).

Actually, the 300 euros should be offset against the total price with you, since the calculations are part of the construction plans, etc. You probably haven’t signed the construction contract yet either, have you?

For us, there is also an extra surcharge of about 3000 euros for "Effizienzhaus 70", for more insulation, etc. Then something extra comes for triple glazing as well.
