Cost planning for functional buildings

Hello forum,

I need a very rough estimate of what a commercially used functional building might cost:

    [*]approx. 40 m²
    [*]snow loads in winter according to factor 1.600 (at least that is how our single-family house right next to it was calculated)
    [*]electricity and water connected
    [*]heating only necessary in winter -> possibly by wood and/or electric stove
    [*]insulation frost-free in winter accordingly
    [*]approx. 1/4 used as an office
    [*]one door
    [*]three windows

I imagine a wooden exterior facade. That would fit well into the architecture of the surrounding buildings.

I had already thought about three shipping containers. But I have read some critical comments about that.

It is only about a functional building. So absolute standard is sufficient.

Can someone help me? I need an approximate price point (so rather 40,000 or 80,000 €) for possible funding and loan application. And yes, I will of course have a proper planning done for that. Now it is only about orientation...

The "office" use does not necessarily make the project cheaper. It is better to declare it completely as storage space from the beginning.
Concrete slab completely on one layer of underside insulation, on top a timber frame construction externally clad with OSB and visible boarding, internally gypsum boards, in between glass wool the thickness of the beams and a vapor barrier. Roof comparable. Heating via individually thermostat-controlled infrared heating panels. Floor directly laid on the (insulated from below concrete slab). That would be an inexpensive solution. By contrast, solid construction in house-building style is three times as expensive. What do you want approximately anyway?

thank you very much for your feedback! What exactly do you mean by "What do you actually want approximately?"
I will take up the idea of declaring the building completely as storage space. As far as I know, in Saxony you are allowed to build up to 50 m² without a building permit. Hence the planned size.

I would like to cover the brake strip of the summer toboggan run. My uncle runs a summer toboggan run in Upper Lusatia and immediately built his residential house there – an ideal solution in many respects. However, the covered brake strip is one of my favorites with regard to optimization possibilities. Because when it starts to rain during operation, the track really becomes slippery. A wet brake strip loses its function, a dry one does not.

And I want to create more space for more tidiness and space for a cold storage room for my adjacent gastronomy.

Furthermore, I am considering whether we could realize the building with a flat roof that can be used as a sun terrace. From a safety-related point of view, that’s certainly daring. On the other hand, everything should also be a bit of fun. The location of the building allows a great view. And it would simply be super if you could create space on the roof terrace for ten deck chairs or the like.

This only applies to garages. For other buildings, the limit is 10 m².

Without permission, you might be able to stretch a tarp so that the track is no longer wet

Your requirements change very dynamically, from simply covered to a walkable terrace roof, office, and cold room. You have to choose one option. Decide either what you need or how much money you want to spend.

A safely walkable roof naturally requires completely different structural efforts than the [Laube], which has been mentioned so far. The necessary railings and stairs alone will cost €10,000.
