Cost of single-family house in Hessen and additional worthwhile information

Good evening dear community,

We are currently planning a new construction.

The question is, what is the price range? How big should one build if two children are on the way?

We both currently work full-time. I am 27 years old and work as a mechanical engineering technician, and my girlfriend is 26 years old and works as a chemical technician. We currently earn 4500 euros net without bonus payments. It will certainly be more next year.

My biggest question is really what one has to pay for it. It should be a single-family house with a garage. We are still unsure about with or without a basement. I do not want to go into the land any further. It is more about the construction costs including ancillary costs etc.

How much does a car cost? I don't want to go into the model. But it should be a station wagon...

We are also building in Hesse with an architect, massive 140 sqm gable roof + basement and according to the estimate (!) at 465k including incidental construction costs without garage. Extras or our wishes: increase living space on the ground floor to 2.65, controlled residential ventilation, colored windows, 1x lift-and-slide door, guest bathroom on the ground floor with shower, some windows, basement 2.40 partially living space (office and guest but without extra bathroom), landing staircase. The rest "standard", i.e. air-water heat pump with underfloor heating, electric shutters, no KNX, no dormers/bayes, no photovoltaic, no fireplace. Does it help you...?

First of all, a very important question: where in Hessen do you want to build? There are huuuge differences just in the land prices, etc., for example between the Rhein-Main area and large parts of northern, central, and eastern Hessen. Also: what must the house absolutely have, should it be, for example, a bungalow or a city villa or a house with 1.5 floors and a gable roof. Rather upscale fittings or "normal" and if the latter, what do you understand by that, etc. etc. Give as much information as possible, then we can help further.

There are 3,249,234 posts here. Calculate with €2000 per sqm for the start of the house price. How much space you need you must know. Some get by with 120 sqm, others with even less and others just need their 200 sqm. I would say with 140-150 sqm you are doing well with 2 children. So it would be about 300k for the house + land + additional costs like base fee, notary, landscaping, house connections, special requests, etc. Calculate with 400k and you are set for a house without land. It also has one or two extras.
