Cost of gable roof with beam structure

Hi,

I now have offers for the aforementioned work. This one here is the cheapest - is the price reasonable for you, or should I obtain further offers?

The upper floor is only expandable; would you still insulate the roof now or only when the upper floor is later expanded? So far, it is planned without insulation, but I am considering whether, if there is a surplus in the end, it would be sensible not to use it for special repayment but to insulate the roof.

The final price is €32,641.52.

PS: According to the structural engineer, the mentioned steel beam is required - so the offer still needs to be supplemented.

Is this the net or gross price? The roof has to be insulated anyway or has the insulation already been done on the top floor ceiling?

Gross - floor slab is insulated with 24 cm, is executed as stated in the offer. Thus, it would be sufficient for the time being.

The question would also be whether to skip insulating the upper floor ceiling and insulate the upper floor directly. Just talk to the roofer and/or architect. The offer itself seems to be okay.

Hmm then I am partly heating the initially unused upper floor. I don’t see much point in that now. But I am happy to be proven wrong.

I cannot directly apply this to the gable roof because we ourselves have a hipped roof with insulation between the rafters and no insulation on the upper floor ceiling (the ceiling is concrete). According to our architect, it is always better to insulate the roof directly, but many probably disagree on what is better. I am not an expert when it comes to insulation, so I would recommend that you consult your architect; he certainly knows best. By the way, the insulation between the rafters cost us about 4500, although for a smaller area. For me, it makes less sense to spend money twice and insulate twice if you want to convert the attic anyway. All the best with your decision
