Cost of a single-family house with a granny flat approximately 200 square meters

Hello

I would like to build a single-family house with a granny flat in timber frame construction within a 20km radius of Ulm, but I have no idea how much this would cost. The plan is a KFW 55 house, possibly also KfW 40Plus with a pitched roof. The granny flat should be about 50-60 and the main apartment about 150 square meters. Either with a double garage or partly basement to have some storage space. Could one manage with 400,000-450,000€ including ancillary building costs and KFW subsidy program (KfW55 5000€ and KFW40Plus 15000 per residential unit)? Land, painting, flooring, kitchen, outdoor facilities and furnishings are extra.

Assuming a flat plot and equipment somewhere between standard and slightly upscale

Only the Energy Saving Ordinance and excluding additional costs could work. Garage and basement included. Calculate between €2000 and €2500 per m2.

Ok...first of all, thanks for the answers. What should I roughly plan for pure house costs without additional building costs, garage, or basement?

200sqm*2000€ = 400k + 50k incidental construction costs = 450k + 60k full basement or 40k double garage = 500k + 40k ceiling floors exterior buffer = 540k
