Cost of a single-family house 140m² with basement

Hello everyone,

I have now read along a bit and the answers and the support coming from the forum members are really great. I hope I can also benefit from it.

I have only recently started thinking about having my own little house built.

A plot of land in the Filstal costs about 120 to 150 TEUR.

Now to my question, or rather my questions:

The house we imagine should be a single-family house with a granny flat.
My parents are supposed to move in with us.

The size of the granny flat should be about 60 sqm and the rest of the house about 140 sqm. Whether we want a basement or not, we are not yet sure. It also depends on the costs.
We have imagined that the house should have at least Energy Efficiency 70. What would such a house cost us?

Regarding the financing, my bank has promised me financing of about 360 TEUR. Our combined income is about 3600€ net. In addition, there is child benefit for one child and future rent from my parents in the amount of 350 €.

As for the equity capital, it’s a tricky matter. My parents would sell their current apartment and then they would provide us with about 60 TEUR. Is there a possibility that this is already counted as equity capital, even though the apartment has not yet been sold, since you can’t move into the house immediately?

If I haven’t described something in enough detail, just ask me. At the moment I am dealing with the topic day and night.

A classic single-family house with a granny flat of the desired size as a KfW 70 efficiency house ranges between EUR 250,000 and EUR 300,000 with a basement. For this, you would need a plot with a building window of 13 x 12 m, i.e. about 450 - 500 sqm.

Assuming the plot would have a purchase price of €150.00/sqm and further assuming you would buy 500 sqm, the following calculation results:

Plot € 75,000.00
House with granny flat € 250,000.00 (on a slab)
Additional construction costs € 35,000.00 (5% land transfer tax already included)

Financing requirement € 360,000.00

Your parents’ equity would indeed make a basement possible, but you should not forget that in the above example neither a garage nor any extras such as an upgrade or a new kitchen are included.

So a plot of land costs us 130 TEUR
The house is therefore about 250 TEUR
Additional costs about 35 TEUR

totaling 415 TEUR

Equity would be about 60 TEUR

thus we would have 355 TEUR to finance.
But as you already say, of course a garage etc. is still missing.

My wife and I earn a net income of 3800 together, child benefit 184 € and future rent of 350 €.

So we would have 4334 together. Is it realistic to obtain a good financing with this amount?

Of course, if possible beyond the 355 TEUR, since a garage etc. is supposed to be added.

The 350€ rent is of course a good thing. However, the installment will not be small, assuming a reasonable repayment. 1400€ off the top of my head. Do you want to afford that? Furthermore, your equity is not enough to get the best interest rate from the bank. Do you have no other savings? Terminate [Bausparverträge], life insurance policies, etc., and put them in!
