Cost for semi-detached house without land

Hello,

this topic has come up in a similar way before.

Since the price per square meter here is somewhat above our budget, we are now leaning towards a semi-detached house.

For a prefabricated single-family house we were quoted a price of €305,000 by a company (turnkey, i.e. really with everything including the outdoor facilities, kitchen, etc.). I assume the price for a semi-detached house is significantly lower.

The rough key data for the project:

- approx. 140-150 m² living space
- basement (usable basement, tiled, heating)
- air heat pump with controlled ventilation and exhaust
- turnkey in the proper sense, i.e. move-in ready
- garage
- outdoor facilities

What should I roughly expect to pay (excluding the land, which will be purchased separately from the municipality)? Of course, I understand that these will only be rough figures. But that would be enough for me as a starting point. Because if I roughly know what the house with everything will cost, I also know how expensive the land can be.

From what I have read so far, most (or all?) semi-detached houses are built solidly – can anyone maybe recommend companies they have had good experiences with? Area Speyer, Schifferstadt would be great!

I can’t imagine that you will get a much better deal there.

I can tell you our key data and the corresponding offers (also without land)

- House 8 x 10
- 2 full floors
- shell basement
- gas condensing boiler
- turnkey

Offers between 220,000 - 280,000 in the standard version as a solid house.

Not included:
- Excavation, transport, and storage
- Garage or carport
- Outdoor facilities
- Kitchen

Offers of this kind don’t really exist – at the end of the construction period – if billed fairly – it’s as always: a certain part of the house results in a reliably calculated specific price. Experience shows that everything settles again at a market-typical amount and that means price differences – between comparable systems among each other – max. €5,000-8,000.

Really?!?

And I thought due to the special features of the semi-detached house (one less wall with windows) it would be significantly cheaper. Especially, 280,000 € WITHOUT excavation?? The offer from the prefab house company with a basement etc. is almost cheaper!

What you save on a semi-detached house is the plot of land. For the house, only one side of the insulation and plaster is omitted. Windows or walls both cost money, so there is hardly any saving there. However, you do not have to maintain a distance on one side, thus saving 3m times the length of the plot in land costs. Nothing more.

Hello, so basically it is the case that a prefabricated house manufacturer can also build the semi-detached house. I would estimate the construction costs, as you described, i.e. "all inclusive," at about 2100 euros/m². However, this is really only a very rough estimate; to get an exact price, a consultation and a design are necessary. From that, a fairly precise offer can be made.
