Cost estimation: prefabricated house, basement, carport, single garage

Hello forum members,

I am new to the forum and will spend the next hours and days reading through the forum. I wanted to ask for your assessment regarding the following project:

We would like to build a prefabricated house in Ba-Wü, the plot is available and developed.

Planned are approx. 120m² (ground floor ~64, upper floor ~56) + basement + single garage (+ carport). We have found "our dream house" as a timber frame construction; the costs are stated at approx. €132,000 finished with floor coverings excluding the basement. Alternatively, we are also looking at prefabricated house manufacturers in solid construction.

- Is our cost estimate of approx. €230,000 (without plot, without interior fittings) realistic for this project, or should more be calculated?
- Do you have experience with the prefabricated house manufacturers?

Hi DubaiVAE,

we are starting construction now in June and are building a prefabricated house in solid construction, even with a company you mentioned. We chose a house model with 109m² and adapted it according to our ideas, the final price is 238,000, just for the house, turnkey with basement and floor coverings + painting work (except basement).
If you provide a lot of your own work, the 230,000 you estimated should be sufficient, but only for the house! Additional construction costs + garage + carport + exterior facilities etc. are still to come.

Typical additional construction costs - TEUR 35-40
Costs painter work and floor coverings in EL - TEUR 10
Costs exterior facilities in EL - TEUR 10
Costs finished garage 3 x 6 - TEUR 6
Costs carport - TEUR 6
Costs reserves for extras - TEUR 10

All in estimated investment of TEUR 302 and only insofar as it is built solidly and no additional foundation costs are expected. With a reputable house provider, rather TEUR 30 more for the house.

PS: corrected afterwards; I overlooked the carport

Hello construction expert, hello Der Da, thank you for your initial cost estimate. This "dream price" actually comes from the official price list of the manufacturer. Hello Lilik, congratulations on your house. We have a first appointment next week with a solid prefabricated house manufacturer, let's see what they will say about the house costs - I'm already curious what costs will be thrown into the mix.

I'm curious to see whether he will try to "beautify" the cost of a house or if and what he estimates as the total for additional construction costs.

I also have another current price sheet from a single-family house provider in solid construction (Liapor), where the house (approx. 110m² living space) is turnkey including a white tank for €200,000, the additional costs are even itemized with amounts and calculated at about €25,000 in total.
Well, let's see, ultimately we won't know until we have taken the costs plan to the bank.

The first step you should take is to go to the financial advisor with the question... what can I afford. Then you can see what you get for that. Sellers also find it easier if they know your limit. If they are good, they will tailor a suitable property for you. Despite everything, you have to keep a good cushion for yourself. Because one thing is certain, it will always get more expensive, and you don’t think of many things.

We have been living in the house for almost 8 weeks, and since moving in, €3000 has disappeared into thin air. Here a skirting board, a screw, a shovel, here a small final bill, there an invoice.... it goes so fast. Anyone who has nothing left at this point will immediately struggle with reminders.
We had set aside around €8000 for the outdoor area... well, now it has to be more economical because electricity and gas from the construction phase have to be paid. Insurances also want the first annual premium, the chimney sweep his fee, and so on. Keyword lamps.... this gets really expensive, or a few nice pieces of furniture, even if they are just small things from the damage, it adds up.
