A soil report is not yet available. However, that would have been the next step next year before obtaining concrete offers. My parents' house has stood next door since the late 60s; it was also built with a cellar and there were no surprises in the form of groundwater, soil problems, etc. From that, I am cautiously optimistic. But of course, certainty only comes from an expert report.

you are absolutely right.
We demolished my grandparents' house, which was built in 1952. The cellar in that house was always bone dry, which is why "the Swabian" in me again questioned the usefulness of a soil report and the associated costs.
In the meantime, I am very glad that we arranged for the report anyway, as about 20 cm below the "old" floor slab, there is indeed a potentially water-bearing layer.
Since our new house sits a bit deeper in the ground, that could have led to damp feet.
