Cost estimate single-family house max. 150 sqm, 2 full floors, basement, air heat pump

Hello everyone,

since by the end of this year we are finally going to reach the self-imposed equity goals, things will get serious soon. The construction is planned in beautiful (expensive) Upper Bavaria.

We (my wife and I) have been increasingly dealing with house construction over the past 2.5 years and have consistently stuck with the following model:

Single-family house 145 - 150 sqm (our desired floor plan can be realized here) 2 full floors, no frills, straight lines, no gimmicks Fully basemented, not intended as living space A fireplace in the living room is desired (but this can still be canceled if necessary).

Equity at the end of the year: a bit more than 183,000 euros A fully developed plot in an old residential area (720 sqm corner lot) is available.

The plan/dream is as follows (at 150 sqm): House costs: 270,000 euros Single garage including separate small "tool/bike room": 10,000,-- Additional construction costs: 50,000,-- (I prefer to estimate higher so that there is still some left over) Outdoor facilities: 15,000,-- Heating: air heat pump (no gas connection available in the neighborhood), controlled residential ventilation

It is planned to take out a loan of 200,000,-- euros. This would leave about 35,000,-- euros for the kitchen, various fittings, surprises, and a reserve.

If something really goes wrong, there is still a second plot owned, which can be sold as a parachute in the worst case.

So, now I am curious how you realistically assess this. Have I planned sufficiently or is this a pipe dream?

It's doable, although €270,000 for the house + basement doesn't allow for luxury. Something like a BUS system is then not included. The loan looks good, but the €200,000 would have to be paid off with your income. Nothing can be said about that without information. It's also difficult to assess the incidental building costs if the soil conditions are not known. With the buffer and reserve from the plot, as well as sufficient income, your construction project is realistic.

That is clear, BUS system etc. is too expensive. We have already let go of these dreams for the sake of reason and reality. What I will still fight for are electric blinds on the ground floor... for aesthetic reasons. In the bedrooms upstairs, I don’t care at all.

I am aware that the loan must be repaid. We have (rough) offers/directions here and they are feasible within a reasonable range. That means: there is still enough left for living and building reserves.

A soil survey is not yet available. However, that would have been the next step next year before obtaining concrete offers. My parents’ house has stood next door since the late 60s; here (also built with a basement) there were no surprises in the form of groundwater, soil problems, etc. From that I am cautiously optimistic.
But of course, only a survey brings certainty.

What could possibly go wrong? This starting position is more than ideal for many (myself included).... 183k equity, land already available and a second piece of land is additionally kept in reserve as security.

That's how I see it too. Unfortunately, you didn't say anything about age and income or how the equity was generated, but that sounds totally rosy for now.
