Cost estimate single-family house 120-150 sqm, KfW 70, air heat pump, without basement

My wife and I have decided to build a house in the Sauerland next year.
First of all, we already own a fully developed plot of land (400 sqm) worth about 40K €.

Here is my cost estimate for a single-family house KfW 70 with about 140 sqm living space:

House costs: 220K € including air heat pump without basement
Additional costs: 35K € painting work and possibly flooring in EL
Carport: 5K €

Total sum: 260T€

Financing 250K €, of which 50K € KfW
Equity currently about 25K €, with the plot it would be 65K €

So now the question to the experts: is my cost estimate realistic?

The additional costs are too low. I do not see any outdoor facilities, etc., with EL you only save the labor, not the material. Has a soil survey already been conducted and included in the house costs? Several tens of thousands of euros often lurk here.

A soil survey has not yet been conducted, although the property is located in a residential area where several houses already stand, so I think it looks pretty good, I wanted to pay for the outdoor facilities with my remaining equity

Just because there are already several houses there, you don't know what additional costs the ground will bring you. First, the others may have had large extra costs for that, and second, the ground might be somewhat different at your place. Since you already have the plot, have an expert report done. You need it anyway for a proper foundation.

All in estimated 299.3K€ plus additional costs for possibly bay windows, balconies, electric shutters etc.
