Hello everyone,

I have received a cost estimate for our planned little house.
Could you possibly tell me if that is about right??

The house is supposed to be 10m x 11m over 3 floors, plus a masonry double garage 6m x 6m.
The knee wall is planned to be 2m. The GFA is therefore about 330 sqm.
An elevator is to be installed in the stairwell.
The whole thing is to be built solidly with 36.5 brick masonry.
A few more details:
-Pellet heating
-Elevator
-Underfloor heating
-Wood stove

The cost estimate is completely turnkey including floor and painting work. Also the terrace slabs and railings are included.

The cost estimate amounts to 470,000 Eur.
If desired, I can gladly provide further information.
What do you think about it?
Thanks in advance!!

Regards
Michael

Sounds very reasonable with regard to the area. Who calculated the costs? [GU] or architect? Additional construction costs?

I assume without [Grundstück]. Could be, but doesn't have to be.

How much does a car cost?

It has four wheels, 5 seats, so 150 hp and a few other details: red color, heated seats and station wagon version. Including transfer costs, delivery and registration.

Offer 43,000 euros

What do you think about that?

Thank you for the answers.
: It is from a general contractor. Yes, additional costs are included.

: I already understand that you can't say it exactly and that it depends on many factors. When you say "could be, but doesn’t have to be," you have already helped me. The price just seemed very high to me. So, regarding your car comparison: Yes, 43,000 euros for such a car are quite realistic. ;-)

Yes, without land.

Michael

The price very high?

To me, the price seems rather too low for the house including ancillary construction costs (turnkey)

However, there are also regional price differences.

To me, the price now seemed rather too low for the size, just based on the feeling. Moreover, you also still have the costly extra elevator included.

Now it still depends on what exactly is included in the price (e.g. price per sqm tile, sanitary fittings, electrical fittings, etc.).

For us, these items were already set quite high in the construction service description, so a lot was already included. Still, as of now, we have "scaled back" over €20,000. Costs can add up quickly...
