Cost breakdown for semi-detached house

I am also interested in building a home. However, despite some research, I still don’t really have an idea of what it might approximately cost. I am hoping for your help to get a rough estimate.

I plan to build a semi-detached house - what kind of savings does that roughly represent compared to a single-family house - especially regarding:

Lower development costs
Lower ancillary costs
Lower heating costs
Lower construction costs due to more efficiency in building

Here are the key data for the semi-detached house:

-Building the house together with my twin brother in Upper Bavaria
-Plot approx. 600 sqm - purchase price 200,-- Euro per sqm
-Each house should have approx. 120 sqm of living space
-No basement
-Not opposed to a prefabricated house
-Double garage
-Normal standard (not the cheapest, not the most expensive)
-The plot is a free space between two existing houses
-Self-labor: Father = electrician / Brother = tiler

I would be very, very grateful for an approximate cost breakdown!!!

Per half, I would calculate with €330,000.

€6,000 notary/tax (5%)
€156,000 house (120m2 x €1300)
€20,000 additional costs
€15,000 base plate with earthworks

No, unless you can extend the public connections from one property to the next. However, I rather doubt that, because then a building encumbrance would have to be registered, which could prove to be a hindrance in a later sale.

Lower ancillary costs

Only marginal and at most for garden design

Lower heating costs

No, unless you share a heating system; however, this should be carefully considered for various reasons.

Lower construction costs through more efficiency in building

No, only if you build the house entirely by yourself (DIY). Otherwise, the savings lie in the fact that only one construction site setup is needed.

Costs for the plot, proportional: EUR 60,000
Costs for semi-detached house as a two-story: EUR 155,000
Costs for prefabricated garage incl. sectional door: EUR 12,200
Additional construction costs: EUR 30,000
Costs per party (solidly built semi-detached house and plot share): EUR 257,200 plus materials for DIY, painting & floor coverings.

are also currently building a semi-detached house here are some details:
Plot 909m² - 102€ per m²
my half will have 135m² of living space, my parents' part who are building with me about 205m²!
we estimate around 230,000 € for the entire building! But we do almost everything ourselves!
