Corner plot decision aid

Hello everyone,


I need a decision-making aid, experience, tips regarding a corner plot. I have some concerns about the so-called "dead space" on this plot. How do you see this in terms of additional costs (road repair, garden fence, etc.)

This plot is the first plot in the development area. In total, there are about 20 plots. The road is a dead end in this case.

Hello tagil,

You would have to shovel snow on the streets directly adjacent to the property...

Otherwise, there are hardly any dead corners on properties, as they are always valuable in design or a sharp corner is often used as a compost corner.

Our property is quite identical to yours. But I have never perceived this corner as a "dead corner." It is a corner like any other; with a bit of imagination, you will surely find a perfect solution for it. However, other factors play a larger role here. 2 streets always mean higher costs. But in return, there is only one direct neighbor. So I love my corner plot!

The important thing first is the base area that remains for the house. That seems to be fine. When were the last [anliegerbeitrage] paid? Snow shoveling, well, I first see that as questionable. Since there is no neighboring development yet. How is the view? Are you exactly in the middle there or does the street end towards the "dead corner"?

Regarding the [Anliegerkosten], only your municipality can help you further, as this is handled differently everywhere. It does not necessarily have to be the case that the [Anliegerkosten] increase due to a corner property.

Snow removal is only required for sidewalks - it then depends on whether there is one in front of your fence. Development initial fees must be paid per street - for corner plots usually 2/3 of the shares - therefore twice,... so actually higher - but only if these have not yet been billed and fall under initial development.
