Hello everyone,

I have a question about your experiences with the process of building a house with Massa Haus construction, or rather about the usual procedure. After checking several providers, we settled on a Massa Haus and have already had two very good consultation meetings with our salesperson. The house is fully calculated and corresponds to our ideas. Now we are supposed to sign the house contract before we even have a financing commitment and a plot of land. Our salesperson tells us that we can, of course, withdraw from it if the financing does not work out or if we do not find a suitable plot of land. She will actively support us in the search for land (we have already looked at one). Long story short: is it usual with Massa Haus to buy the house without having clarified the other parameters?

Hello,

why should one, regardless of the provider, sign a contract for the purchase of a house when I have neither secured a plot of land nor arranged financing.
What advantage do you have as the builder from this?

Yes, that is precisely the big question - or the catch of the matter?! We have decided on a house that is "on offer" in July and about 10,000 euros cheaper than usual. That is the first point the saleswoman mentioned to us. The second point is that the saleswoman possibly wants to make sure that we will build with her before she invests time and looks for a plot of land for us?!

Realistically speaking and considering that Massa Haus operates under the umbrella of Deutsche Fertighaus Holding and thus has many mouths to feed – it can only be *cheap* but not good value. No one has anything to give away; experience teaches me that when you move in, the price is equal to market conditions, if not even above!

You _should_ sign so that you are off the market – why else? Tip: pay attention to the fine print of the withdrawal agreement

I couldn't care less about that. Because you don't just sign a contract for buying a house casually. It's a big investment. What if in the meantime you find a house that you like much better?



She wants to sell you a house, so she should darn well make an effort to find a plot of land....

Hello house building newbie,

premature contract signing can only cause problems for YOU. The 10k€ back and forth are just bait. Imagine you also find your dream plot. According to the development plan, however, the house must be a crazy 10cm smaller or the plot has a slight slope... Who then pays the additional costs and is contractually bound to Massa Haus? I don't think any provider will offer fair conditions then.

Or another house type simply fits the plot better... Questions and questions... Therefore, first clarify the plot and financing, and then sign the house contract. Calmly reflect to the seller that you do not want to get involved in the 10k€ back and forth games, you want to have financing and the plot first and then gladly buy from them because the house is an absolute favorite. Until then, please ask the seller to refrain from actions that spoil the previously very good impression...

BTW: The possible withdrawal from a house purchase will certainly not be "just accepted" by Massa Haus. The wording will be so subtle that you will practically hardly get out of the contract. So be careful!
