Take a look at the thread. The income is roughly the same. But no one here writes that the project is not possible. This is due to the equity and the somewhat longer planning. Here too, the 270k€ for 162sqm will not be sufficient, but because of the approach of 1. first buying the plot with equity and 2. then planning the house and the house financing, enough time will pass for the OP to react to it.

Don’t let the Baukindergeld drive you. You are currently saving €1000 per month, which compensates for the Baukindergeld. Saving for 5 years would be an extra €60,000, and I’m sure another great subsidy will come within 5 years. Prices will also rise a bit again, but that’s how it is. The financing will still be healthier, maybe you will be earning more again and other costs like daycare will be gone.

But something else: if the plots are so expensive, then you simply have to commute further away. Or buy an existing property. It doesn’t matter how much % local resident discount you get if you can’t afford it. First, 100% is added, then 50% discount promised and you want to buy anyway because it’s supposedly so cheap. How does it look in the surrounding area?

With the local resident discount, it’s like with the Baukindergeld... you are afraid to miss out on a supposed special offer. Free yourselves from such thoughts. And be sure to clarify what the house really costs and what additional costs still have to be paid.

The plot is so cheap
The interest rates are so low

Building is getting more and more expensive, so saving is not worth it

Such true words. Just because there is a discount or "buy 3, pay for 2" offers, you don't strike if you can't afford it even without the discount. Those aren't the only costs. It doesn't help me either if a fully automatic coffee machine is offered at 399 instead of the RRP 599, even with extra espresso cups, if I can't afford the expensive coffee capsules in the long run. Then I have to settle for plan B.
