Construction supervision by the Builders' Protection Association or the Association of Private Builders?

I have dealt with the topic of engagement in the Bauherrenschutzbund or the Verband privater Bauherren, as I also want to build new and such cooperation with professionals would be highly recommended, especially with the increasingly frequent shoddy workmanship in construction nowadays.

There is the offer from the Bauherrenschutzbund. It costs 52.00 euros as an admission fee and then 72 euros gross per hour. In addition, there is the offer from the Verband Privater Bauherren, at my regional office in Erfurt for almost 90 euros per hour. On top of that, there are hefty fees for technical staff, travel costs, etc.

At first, I was quite taken aback to see such almost horrendous hourly rates for me. After all, you are a member of an association. Imagine paying your 70 euros annual fee to the ADAC and every towing/service costing an extra 80 euros per hour...

According to my previous findings, membership in the association brings absolutely nothing, at least regarding the costs of construction supervision. I received an offer from a local architect and engineering firm H. for construction supervision at 50 euros gross/hour. Considerably cheaper and all without an association.

What do you think? Who builds with the aforementioned institutions and do they perhaps have further advantages that I have not seen so far?

You really can’t make a better decision.

With these organizations, one always has to keep in mind that the entire "red tape" has to be financed with the fees.


That will definitely be the cheaper way. Furthermore, there is the possibility to limit the services to the "critical" areas.
I also arrange flat rates for "focal points," which makes it more predictable for the client. Pure hourly billing can become a bottomless pit.
It is important that especially the building services engineering is included. This is the Achilles’ heel of most architects/civil engineers. Very few have training in both fields! An architect can hardly verify a building services engineering dimensioning, if it even exists.

This can also be done cost-effectively and on a flat-rate basis, for example via digital media. Hardly any travel costs or on-site time are incurred. In addition, everything is documented immediately as evidence. We use our own internet platform in the office, where everything from execution planning to implementation is documented. Even invoice verification runs through it. In special cases, even with DigiCam surveillance.
