Ok, only the specification confuses the end consumer a bit.. why don’t they just write incl. VAT or gross here? The construction sum that one then pays to the general contractor includes the VAT, entering the individual items as net only causes confusion!! Is that usual?

That is completely normal, your house price includes a front door up to 2300 EUR net. The builder can deduct the VAT because he will later pay it on the total house price.

If it were now on the sales floors of a dealer who lists a front door with €2300 + VAT, he would have a problem. But as it is, it's good for you. If only one front door for €2300 gross were included in the house price, it would be less.

For the developer, gross is the same as net for the buyer. For the general contractor/main contractor, VAT is added to the net house price. If prices are mentioned in a construction and service description, they are usually in the sense that ypg presents in #6.
