If neither a construction manager nor the managing director responds, your only option is the ERSCH. In it, you should insist on compliance with the contract for work with a deadline.

Who is currently supervising the trades, are work activities taking place on the construction site?

Hello,

Basically, one should be able to recognize conflicts of interest!
A site manager commissioned by the seller, who is in their service, will always represent the interests of the seller (have to), not those of the builder!
If the "suddenly disappeared," it is a significant warning signal to avoid further advance or final payments!
Suspicion of bankruptcy or insolvency of the general contractor/subcontractor!
If a commissioned site manager has left the current ship, in >99% of cases the reason is that they have not received their money!!! The rest can be counted on a few fingers!

This is basically not correct. Most general contractors are basically shell builders and "purchase" the finishing trades. To implicitly assume a conflict of interest here is therefore not correct, since the general contractor also lives on recommendations and only receives them if he "and" his site manager do their job properly.


This is also not universally correct; there are quite a few "losers" today who call themselves site managers. So it can very well be that in this case the emergency brake was pulled.




There are quite a few among them – especially those who have switched from the so-called cheap providers – who are (almost 100%) not worth their money! It is by no means always the evil general contractor / main contractor / provider who should be marked with the red lantern.

I think contact with the managing director would be appropriate. It can't be that you pay money and still have to deal with their problems and responsibilities?

I see it exactly the same way, and the managing director is the contact person. If he does not respond, then involve a lawyer. The lawyer will then represent the interests of the clients and initiate the necessary steps.
