You should first actually clarify whether your BV in the proposed form is even possible there.

If yes, you would then need to switch to a leasehold agreement or find a bank that finances such constructions at all. You could ask the operator of the facility whether he can establish contact with the last purchaser. If a house in your neighborhood changes owner for 200K€, then it is at least possible that partial financing is also available there. Of course, it could also be that the buyers paid completely "in cash" or put in other property as collateral for the loan.

In any case, this is very special, so I believe that there will be no simple/quick solution for it.
