In a conversation with a bank advisor, he stated that a loan based on the percentage of ownership is possible. For example, if the house is worth 200,000 EUR and we own 50% (which we should at least notify the bank according to them), we could borrow 100,000 EUR. He only mentioned here that from his point of view it makes sense to align the percentage of ownership with the necessary loan volume in order to have the best possible loan-to-value ratio. A payout to the heirs can also be made with the loan.
There is only one thing to say: Quickly go to a proper advisor and not to a trained ice cream seller...
The bank only lends on the entire house, no matter who owns what percentage. It does not lend only on your share. It also auctions off the entire house!!!
