Construction expert for the complete building or only final acceptance

Hello

we have bought a new semi-detached house of 150sqm

We are currently considering whether we should hire a building expert

What would you say, would it be worth it to have an expert supervise the entire construction?
That would definitely be very expensive

or would you say it is enough to bring in an expert only for the final acceptance
who recognizes all defects and properly documents them.
That probably shouldn’t be that expensive.

or should I save the money and not hire one

For my condominium, I had an expert only for the acceptance. This also turned out to be the right decision for the apartment. For the entire construction, there was a general expert who was supposed to inspect regularly. But he apparently slept through it, because some defects were found in the communal property.

For the new single-family house construction project, I reactivated my expert, who has now accompanied the construction project from the beginning (unfortunately not during the contract drafting). Many of the worst defects arise during the shell construction; you don’t see them later until the consequential damages occur. So the 3-4 thousand euros are well invested considering the total construction cost. We’re talking about 1%! Of course, it somehow hurts as well, it’s a nice upgrade somewhere else, but just that. Expertise is in doubt the prevention of many lasting downgrades!

For us, it was very well invested money, as we were not on site during the construction phase. For example, the expert complained about the floor heating pipes being laid too far apart and ensured proper tight installation, which is extremely important for WP and no longer visible at acceptance. That was the most severe case, along with many smaller shoddy works. We spent exactly as much on expert and lawyer fees as we deducted from the final payment, so financially it was a zero-sum game for us. In the end, we had an (almost) flawless house at the planned price. This would not have been possible without the expert and lawyer. Nowadays, due to time pressure and lack of necessity—every bad craftsman already has the next jobs fixed in the calendar—the builder is getting more and more disadvantaged. One should protect oneself as well as possible.

A final inspection is not sufficient in my opinion for a single-family house. By then, all defects are already buried, cast in concrete, plastered, and hidden behind the painter’s fleece... By then it is too late.

A construction supervision expert is well-invested money.

How did you find your expert did you take a freelancer or one from TÜV or DEKRA?
