Hello everyone,

we are a young family with 3 children and have been allocated a plot of land by the municipality after a long wait. It has 424 sqm and is located on a slope. We have now obtained an initial overview through an architect and were surprised at the price being asked here.

The house is supposed to have a living area of 169 sqm. It was determined that the maximum buildable volume is 763.00 cbm. For this, a cost index from 2012 with 430 euros per cbm is applied. The total is 328,090.00 euros. The architect assumes that the cost indices have increased by 7% annually and thus adds another 160,764.10 euros (49%) on top. In other words, we come to 488,854.00 euros (turnkey), excluding land, exterior facilities, garage, and kitchen. Do you consider the price realistic regardless of the additional ancillary construction costs? We personally find the price too high, considering that the plot, ancillary construction costs, etc., are not yet included.

I would appreciate one or two responses to better assess the whole thing.

What kind of house do you imagine and what demands do you have? The information is only [Hanglage], [BW] and 169 sqm. A simple house under 300k is conceivable, just as easily you can spend 600k€. However, the 488 already suggest a "special" house with upscale features.

Hello Lumpi,

the house with a shed roof (requirement), we have planned as follows:

Development level ground floor:

1.) Living room
2.) Dining room
3.) Kitchen + pantry
4.) Utility room or small study
5.) Guest toilet
6.) Hall / wardrobe
7.) Terrace / wooden deck overlooking the valley

Garden level:

1.) Children's room
2.) Children's room
3.) Children's room
4.) Master bedroom
5.) Family bathroom
6.) Separate toilet
7.) Hall / access

The main requirement is actually that each of the children gets their own bedroom and we would like to avoid gas and oil.

I still don't understand. One can build a maximum of 763 cbm volume (not area) and this would then cost 328K€? That's interesting, but how relevant is it?

Living area * 2000€ as a first rule of thumb! Plus incidental building costs.
Basement? 50-60K€ extra, with a "residential basement" rather 80-100K€.

Hi Alex, correct. However, the architect says that he applies a total of 49% to the 328 TEUR, as he estimates that the cost indicators have increased by 7% annually since 2012. In total, that would be 488,854.00 euros, excluding land, garden, and garage. The house will not have a basement, as this is not allowed by the maximum eaves height. In other words, we have 2 residential floors with a shed roof on top.

It was not about the outdated calculation factor but about the fact that the cost estimate based on maximum development makes no sense.
