Construction costs for a single-family house with 154 sqm and KfW 40

Hello everyone,

after months (actually years) of reading along, we have now reached the point where we want to throw our offered ballpark figure into the discussion. Especially since the contributions recently were rather in the range of +- 1,900/sqm and thus a direct comparison with our project was unfortunately not possible.

Facts in bullet points:
- Construction in eastern Bavaria
- Custom-designed single-family house
- Timber frame construction with wood fiber insulation
- Kfw40 standard
- Gable roof, 25°
- 154 sqm living space on 2 full floors (knee wall 2.25m)
- Clear room height ground floor 2.65m, upper floor open
- Very open floor plan
- Windows in wood-aluminum Uw 0.6. On the ground floor ceiling-high, partly >5m wide with sliding door. On the upper floor several windows in pattern 2.20x1.25 (WxH) and 1.0x1.25. Electric shutters everywhere
- Floors 80% solid oak parquet, 20% tiles (calculated at 40€ net/sqm material)
- Underfloor heating
- WU basement with granny flat (basement finish only screed, simple tiles)
- Other interior finish complete, painter ready
- Ventilation system (decentralized)
- Air-water heat pump as heating
- Small wooden terrace integrated

Additionally, next to the house a double garage approx. 6x6m in concrete with sectional door

Included are ancillary construction costs such as crane, WC, excavation, etc.
Offer as complete package from general contractor. Individual trades can be removed as desired or of course carried out by own effort.

At the end of more than 50 pages, the total was about 510k gross.
If we subtract basement, garage, etc., we come to around 2,400 to 2,500 "turnkey" gross costs/sqm living space.

We had initially calculated somewhat less. Admittedly in this region, but the price on the client side should not start with a 5.
The garage and the basement of course add up, but may not be missing.

Looking forward to an objective consideration, as we are by now somewhat blind to the operation.

You want a 4 in front? Ok. That works without fundamentally changing your house. No KfW 40. Gas condensing boiler with solar thermal is sufficient then. We have the first 15 thousand without you heating more expensively. What the gas costs, you save on electricity. Windows. Drutex Gdansk instead of the aluminum-wood windows, Drutex is cheaper, probably another 10 for the big house. And you can also look outside. Open attic, better truss and drywall ceiling, probably another 10. We haven’t even touched the parquet yet, we have a warm, beautiful house and saved 35 thousand roughly estimated. Now calculate....

Just stop with the horse with gas and solar. Every GU calculates with their preferred heating technology, any change will not become cheaper.

With a wooden frame, a KfW 40 wall is standard anyway. And the air-to-water heat pump will not be more expensive than a gas boiler, solar thermal system, gas connection, and chimney/exhaust.

The saving potential lies in the amount of glass surface area, especially in the sizes mentioned (elements >5m and sliding door). You practically need cranes to install those things! (and a good glass breakage insurance as well)

It also sounds like the basement is living space (granny flat), so the 154 sqm of living space is not correct here. Therefore, the price results from that as well.

Edit:
Including earthworks, if really complete, it is probably offered with a safety surcharge because no one can say exactly beforehand how complex it will be. Shifting risk costs.

Sounds to me like a high-quality home builder from the higher segment. I don’t know many companies in that area.
That’s why my tip: switch from Audi to a Japanese brand that installs the same, but is cheaper

Are there any comparison offers? We are currently building in East Bavaria as well. However, solid construction, KfW 70, otherwise similar. Two full floors, basement with white tank, gable roof, 179 m² living space. However, we had cheaper floors calculated. Ventilation system; air heat pump; underfloor heating; - without exterior facilities and garage, the price is around 340k € + extra costs for personal wishes (consciously decided this way) and additional effort for floor class 7.

What we have learned - comparing is worthwhile. The offers sometimes differed by tens of thousands of euros - and it is worth considering what you really need/want in the house...
For example, we moved away from the venetian blinds and decided on normal electric blinds.
