Hello,

I am relatively new here and would like to get your opinion on the offer we have. Now to the facts.
Single-family house without basement, 150m² living space, Efficiency 55 with exterior plaster
25cm floor slab made of waterproof concrete without earthworks
42.5cm aerated concrete masonry without external thermal insulation composite system
Gable roof with dormer 4m wide and floor-to-ceiling windows
Triple-glazed Weru windows
Schüco aluminum front door
Ground source heat pump, however without costs for probe drilling, with underfloor heating
Solid wood staircase
Roller shutters
Sanitary fixtures Villeroy & Boch
Electrical system as own work
Central controlled residential ventilation with heat recovery from Vaillant
Double blower door test by TÜV
Overall a good building description, as far as I can judge.
The other details would go beyond the scope.
And the whole thing for 219,500 €.
What do you think?

Hello,

Up to this point – without deep drilling and manual roller shutters – I am at €226,000 with mid-level equipment.

As far as the building description (BB) is concerned, of course I cannot make a binding statement. Important for you: what is not in the BB you have not bought! Whether it corresponds overall to an average standard, I also do not know – you should definitely have it checked independently together with the other contract documents.

Why does the offer not include at least one drilling? What do you mean by "electrical system" in EL? If you mean the complete electrical rough and finish installation, your price comes close again (though very tight).

The additional shower on the ground floor does not cost the world; neither floor-to-ceiling nor flush with floor. The rest belongs to the "normal" equipment of a turnkey single-family house.

Ultimately, I also do not know whether the described measures actually lead to a KfW 55 efficiency house. This depends crucially on the orientation of the property to the sun; you will only know more precisely after submission of the calculations for the KfW status. In the worst case, you will need additional insulation, which generally comes at the expense of your living space.

Hello, first of all thank you very much for the quick response. As far as the Kfw standard is concerned, we are not so fixed on it because there is always a certain cost involved in achieving it. It is more important to us to have a solid building structure. We tend rather to build according to the "normal" Energy Saving Ordinance. If it then becomes a Kfw 70 depending on the execution, all the better. As for the probe drilling, we were quoted costs of around 7000-9000. As for the exterior walls, we would prefer the 36.5 cm PB stone without ETICS. According to the Energy Saving Ordinance-BB, the standard is the 30 cm PB stone without ETICS. The question is only how big the price difference between the 42.5 cm and the 36.5 cm is. And whether that makes a big difference in terms of thermal insulation. The sound insulation values can be rather neglected because it is a rural area.

Hello,

You are mixing up a lot here ...


You wrote about Kfw 55 and that is not possible - with favorable plot conditions and monolithic construction - without a 42.5 cm brick.


If the land seller does not impose any requirements here - municipalities have been happy to do that in recent years - there is no problem according to the Energy Saving Ordinance.

I consider the statement of €7,000-9,000 for the probe drilling very daring as long as the soil conditions are not known!


If "Energy Saving Ordinance BB" is a statement by the provider, I would be cautious in your place; there is no such thing as an "Energy Saving Ordinance-BB," only in my opinion a BB which is based on the currently applicable Energy Saving Ordinance!


The price difference for the size you mentioned in sqm/living area is about €6,000; the sound insulation is negligible ... already with 36.5 and has absolutely nothing to do with the statement "rural area."

Hello construction expert, ok, I expressed myself a bit awkwardly. So we tend to build only according to the energy saving ordinance. Which, according to the municipality, is no problem. And yes, of course, by BB I meant the execution according to the energy saving ordinance. Regarding the statement "rural area," I meant that there is hardly any disturbing ambient noise. Occasionally a car or pedestrians, children. Regarding the drilling costs, I was also very uncertain about the statement. The price difference of €6000 you mentioned helps me a bit further.
