Hello,

we are currently planning our house construction and my partner has scheduled an appointment with the building consultancy Almondia. He hopes for competent advice for us inexperienced first-time builders in choosing the construction company, planning, financial setup, etc. I, on the other hand, wonder whether this company is reputable or if they only promote and mediate paying companies (similar to various insurance check websites, etc.). The reviews of the company are quite good – except for complaints that 1500 euros are charged if you do NOT build through Almondia as the intermediary after the consultation... Hmm. Does anyone have experience in this area?

Best regards and thanks in advance Miriam

The whole forum here has experience in this field, no fine print, just ask your questions here

Both are not mutually exclusive, and the concept is even explained exactly like that on the website: for the builder, the consultation is free because the mediated companies "pay" for it with their commissions. I don't know their contracts, but logically I expect there to be some clause that the builder cannot freeload a consultation for which no commissions flow. A number of 700 mediated companies is mentioned – I assume that this is a sum of prefabricated house suppliers, traditional construction companies, developers, and possibly garage manufacturers etc., but still provides a far sufficient selection base.

Without knowing the company, I therefore expect: the consultation can indeed be free in the sense of "free of charge for the builder," but there will probably be a consultation contract – and what you sign there, as always, should be read beforehand.

And, as I said, there is also advice here in the forum. The deal here goes like this: you ask questions (and answer follow-up questions) and get the answers you want for free; in return, you also endure answers that please you less (such as that a house that is too big for too little money is not possible and also no city villa on a bungalow plot, or that your walk-in closet is planned too narrow).

Hello Miriam, we have the same topic on the table at the moment. How did it go? Has your appointment already taken place?

best regards

Diana

Hello,
we have decided against building and will buy instead. Therefore, I unfortunately cannot say anything about Almondia. However, I continue to watch the topic with interest – it is quite exciting to find out whether we would have made a good decision with Almondia.
Kind regards
Miriam

And, did it now cost a fee to choose not to build with Almondia, or was there no consulting contract in the first place?

We canceled the meeting with the consultant (he would have come to us from Berlin to the deepest Brandenburg) several days in advance. The "consulting contract" would have only come into effect at the meeting. I can therefore make the following statement with certainty: The mere contact with Almondia as well as a canceled consulting appointment cost nothing.
