Hello, I need your advice. I have been looking for an investment property for a few months. I live in East Frisia myself. Unfortunately, I can't find any attractive offers in the area, and if there are any, they are quite expensive for a small town. So I thought about looking for an investment property in big cities and found one in Frankfurt am Main. In a high-rise building, 31st floor with a skyline view, about 57 sqm, the price is 790,000 euros. The cold rent in this high-rise is 30-35 euros per sqm. I can use equity for the incidental purchase costs. Since I recently bought a newly built condominium, 130 sqm, where I now live, I am skeptical about acquiring this great apartment in Frankfurt. Would it be worthwhile as an investment? Is it possible to buy this apartment and sell it again after 10 or 15 years? Can one make a profit with it? I can finance both apartments from my salary even in case of vacancy. Net salary 5500-6000 euros monthly. Monthly installment for the first apartment is 1200 + 300 (additional costs, electricity, administration, reserves). My wife is not working yet due to pregnancy. From 2023 she can also earn at least 3000 euros net monthly. Before pregnancy, she earned 2000 euros net with part-time work. As an alternative, I can buy a semi-detached house in Leer, size 270 sqm (both together) for 675,000 euros with 800 sqm garden and rent out each half for 800-850 euros cold rent. What would you recommend? Which offer would then be a sound investment property?
