Competent, creative architect wanted in the Ruhr area

Hello,
I hope you can help us. So far, we have contacted 4 architects and are not really happy. We have a plot of land on which we want to build with as little roof slope as possible or at least with a very high knee wall despite the 1-story and gable roof requirements in the development plan. A recessed upper floor would also be possible, but we don't like it as much.
On the one hand, the specified knee wall height varies among the architects from 75 cm (oh!) to 140 cm (acceptable) without any problems; on the other hand, we somehow lack satisfaction with the appearance of the house as well as the floor plans.
We have a company with which we would definitely like to build, but the planning is not really convincing, so we are looking for an architect who will take on our problem for money and think beyond the standard 0/8/15 floor plan.

Sorry, that was somehow never asked of me or I overlooked it. We are building in Bochum, hence the search in the Ruhr area. Maybe a draftsman or other professions related to this field that we haven't come across yet will be enough.

What is possible on your property can only be creatively processed by the architect once the building and planning law situation is known in detail: development plan, statutes or § 34 of the Building Code, as well as the exact property situation including the terrain heights (surveyor’s site plan), geotechnical report, along with information about your budget, your spatial program, etc.

Whether a knee wall of any height is possible depends on requirements such as the eaves height. In the beginning, you should also not get stuck on one detail, but rather allow alternatives in the preliminary design that lead to completely different, but perhaps more advantageous results. That is the purpose of the preliminary design. Sometimes this also means stepping back from already cherished ideas on all sides.

As the saying goes so aptly, "Give freedom to your thoughts ... !"

Yes, that's probably true, but since the development plan is clear, the plot has been surveyed, the building ground inspected, and the budget and desired rooms along with sizes are clear, my modest expectation was that one could then become more concrete about it...

But maybe I can still get a few answers from you:

1) Attic floors have been allowed retroactively. The last architect then said that flat or shed roofs would be placed on them, which we do not really find appealing. Is this "mediterranean" roof style also approved there?

We could certainly imagine that. But the normal development plan says SD, and we do not know the wording of the addition/extension.
2) The attic floor must be recessed at least 1 m on all sides. So far so good. Now I have just read the following in the NRW Building Regulations from 2005 under §2 (5):

"Full floors are floors whose ceiling upper edge protrudes on average more than 1.60 m above the ground surface and have a height of at least 2.30 m. A top floor recessed from the outer walls of the building (attic floor) is only considered a full floor if it has this height over more than two-thirds of the floor area of the floor below."

Does that mean that if only 2/3 is built with 2.30 m and the remaining areas are built with less than 2.30 m, that would still be okay? For example, a knee wall (Drempel) of 2.00 m, if the 2/3 rule is observed? Of course always including the surrounding meter.
3) On the City of Bochum website there are various pdf information regarding the building application.
I do not quite understand one paragraph stating that if there are absolutely no deviations from the development plan, NO approval procedure whatsoever (i.e. not even the simplified application) is required, so that one could avoid the current three-month processing time?

In summary, I would describe our current status as follows: If the "mediterranean" attic floor is not possible and no one can suggest another slope-free/low-slope variant (which we still hope for, if Mediterranean is also not possible), we will probably end up with the "normal" gable roof. Then there is really not much more to discuss except the design of the floor plans.
