Hello everyone,
after we purchased a plot of land, we are currently in the process of obtaining offers from both solid house and prefabricated house providers. From the first received offers, it became clear that these are very difficult to compare:
1. we do not know what to pay attention to in the offers (what is necessary, what can be omitted, what must absolutely be considered?)
2. the offers are incomplete or partially incorrect, i.e., different from what was agreed. An example of incompleteness is that in one offer, the basement was sitting on the ground because the excavation work, frost protection, and gravel were missing. We did not notice this in the lengthy offer at first, only when another provider read this offer and informed us.
3. no provider has so far factored in that the plot needs to be "filled" because it lies below street level
4. we have decided to build without a basement because the development plan requires a waterproof basement. However, the conducted geotechnical report indicates that there may be cost-intensive additional measures (e.g., foundation on ductile cast pipe ram piles or soil improvement) if only a slab-on-grade is built (there are very settlement-prone peat soils, and after intense rainy periods, rising layer and groundwater can occur, which can rise up to the terrain surface).
Of course, we want to have as few unforeseen costs as possible and, on the other hand, be as little annoyed as possible later because we forgot something about the house. I am sure we are not the only ones struggling with such or similar questions. What experience have you had and what things must we definitely pay attention to?
