Commercial hall renovation: How to start?

The buddy was not coming along yet. Wanted to check out the area and conditions myself first before dragging everyone along! I will show up there again next week and then bring the gas/water guy and the architect. But the rough cost estimate (without the roof) is already around €90,000!

I would be interested in an old commercial/production hall that is converted into living space according to one's own ideas.
