Little time, so: Find a local, well-connected civil engineer with a permit and you can plan your house individually with him. This way you keep the costs permanently under control AND can freely plan your house in every area.

This beats the architect on the cost side and the GU on the cost and planning side.

How many houses have you practically built and why did you not share this information? Additional question: Why is it then - in your experience - done so rarely?

The construction engineer must bill according to HOAI just like the architect. Price advantages can therefore only be achieved by omitting services. Everyone has to decide that for themselves.
