City villa with hipped roof 140m²

Hello House Building Community,

after a long time of only reading here in the forum, I would now like to present my building project.

My family and I are planning a city villa with approximately 140m² of living space. The plot of land was already owned and still had to be divided. So we have a building area of 544m² available. We have also already found a suitable general contractor. Here is our first jointly developed design.

A garage to be planned is to serve as a storage and storage area, in addition to the attic. A basement does not fit into our budget due to the proximity to the lake.

We would be very happy about possible changes or suggestions.

What is not liked? Why? - The dining area seems too small, also because of the idea with the bench at the cooking island.
- Unfavorable route to the terrace outside. Therefore also the option to get into the garden via the living area.

Price estimate according to architect/planner: 335,000 including ancillary construction costs
Preferred heating technology: heat pump

To the ground floor The building services will not work. Control cabinet, house connections, heat pump, washing machine, dryer, they will not fit in there. Dining area really seems quite small. It still works with 4 seats after that it gets tight. Upper floor What are the dimensions of the bedroom? Do you really want only 1 sink? I am missing a small storage room here or even a small utility room (would relieve the small room downstairs)

Since we are planning an air-to-air heat pump, according to the general contractor everything should fit.
We have deliberately moved the control cabinet out of the hallway into the building services room.
If necessary, I would plan the washing machine upstairs to save walking distance.
That’s why we chose the solution with the bench, to possibly accommodate guests at the table.



The dimensions are approx. 3.6m x 3.4m, about 12.2m².
Won’t the bathroom be too small with two washbasins?
I also already see the laundry standing in the hallway upstairs...

Please indicate wardrobe space for 4 people with a toddler and stroller. Also, please indicate complete technology including washing machine in the utility room.

Overall, there is too little storage and utility space. Is this office/guest room really necessary? It will become a junk room anyway due to the lack of space - guaranteed!

The furniture does not appear to be to scale. Maybe that's why the dimensions are misleading. has already said the essential. I also believe the utility room does not work. I don't like the porthole but that's a matter of taste.

Are you building a passive house? I can't quite imagine that with the budget.
