Changed construction planning at ETW

Hello

we want to buy a condominium. Now, in the second draft planning, two points that are disturbing to us were changed, which we only found out about with the new floor plans. On the one hand, there is a smaller terrace (about 30% less). Does this not reduce the purchase price? After all, we have less designated living space?

How is it with the approval planning? Can things always be changed easily? Aren't we buying a pig in a poke?

I don’t see why the [KP] also has to change. The price is determined by supply and demand, not necessarily by sqm or terrace size.

Design planning? Approval procedure? The two words contradict each other. An approved design that is changed often requires a revision of the building application if the change has an external effect (changes to the floor plan do not matter). Perhaps the approval procedure demanded the reduction of the terrace? We often do that,... smaller terraces with permeable surfaces, because otherwise the sealing would be too extensive. The price depends on your contract. If you pay per sqm of living space, it should become cheaper. If all costs are distributed, the price per sqm will increase, so others would have to pay more because the total sqm number has decreased.
