Hi

So we will wait another 1 to 2 years and save some more on the side. I just hope that at 34 you’re not too old to build anymore

But it is probably really better to wait a bit to increase equity, because with only 200 € per month "left over" I would personally feel a bit uneasy ...
It's not just the additional costs that come with a house, but also insurance or occasional new flowers for the garden, not to mention possible children who also grow up, or a washing machine that breaks down ...

Just as a side note - there are certainly terraced houses or end-of-terrace houses for 200,000 - 240,000 new build and in an acceptable location
Nevertheless, 34 is not old, better to save a little longer!

Unfortunately, I cannot edit my post - so here is an addition. 130 - 145 m². Not exactly a shoebox, but you have to like it as well.

@Reno32: Where would you build? How are the land prices where you are? Just as a counterexample to "Der Da", who correctly wrote that it varies greatly by region. We bought 660m² of flat building land at a dead-end location for 35K. Of course, it can't be compared to the prices in Karlsruhe.
