Can someone read or understand this flyer?

Hello!
My husband, our sons, and I were at the model home park in Fellbach yesterday.
To be honest, I was a little shocked by the prices of the houses there. And there’s no plot of land included anywhere yet, or a kitchen, or... or...
This Bien-Zenker would be okay for us with slight modifications. And it seems affordable at first.
From the flyer, I can only tell that we still have to do bathroom fixtures, flooring, painting, etc. And of course a kitchen and doors. Can you get by with €100,000–150,000?
What else have I missed? What does “ab” foundation slab mean? Does that mean it is not included yet?
Maybe some of you have already built a prefabricated house and can shed some light on what’s on that sheet.

Hello Mamahoch2,

good that you found your way to the forum. From the way the question is asked, it is clear that you should still acquire a lot of knowledge before making the investment of your life.

"Ab Bodenplatte" means that the foundation slab and all work before that (e.g. earthworks) are your additional costs.
possibly soil survey, drainage, soil replacement, ground reinforcement, etc.

Then it seems that the complete tiles of the bathrooms (floor + wall tiles!) are not included. Additionally, all other floor coverings.
Sanitary fixtures + interior doors + painting work should be clear what is meant.
The painting work probably also includes wallpaper and all sealing/splash protection work (silicone/acrylic...).

Furthermore, I do not know the standard of Bien-Zenker. You should find out how many sockets, for example, are included.
Also items like outdoor tap, outdoor socket.

And in general: the complete outdoor facilities are probably not included. No terrace, no front door entrance platform, no fence, no courtyard paving, of course no garage.

Regarding the price, I am not an expert. €100,000 will never work. Of course, it depends on the wishes and the property etc.
The earthworks depend on the property. There is a huge range for sanitary, floor coverings, outdoor facilities, etc.
Through own work (painting, outdoor facilities) you could roughly save €5,000 to €15,000.
In total, I would rather estimate €150,000 to €200,000.

It is unclear what the additional costs for e.g. house connections (electricity, water, telecom, possibly gas) are. Are these included?

And you should find out what is meant by this Wohlfühl-Klima-Heizung-Plus. But surely someone here can answer that. It certainly makes me curious..

Are you the Mamahoch2 from the blog of the same name?

From the base plate means without base plate without earthworks etc.
Electrical installation definitely check the construction service description, there will be more added.
Sanitary the same.

Stairs, doors, floor coverings, wall coverings, window sills, all missing on the client side from the fine print.

I don’t consider it a bargain.

I somehow had the idea that you find a plot of land, put a house on it, and then you can almost move in right away. That’s why a prefab house. We live with 2 small sons in the Stuttgart area, my husband will take a job in Hildesheim. In the long term, we prefer to be owners rather than tenants and I don’t want to put my children through multiple kindergarten and school changes. So the idea was that my husband would go ahead into a furnished apartment and I would stay here with the children until the house is finished. For that, a prefab house seemed ideal to us...
