Hello everyone,

I have a technical question. Situation: A fully developed, undeveloped plot is being divided, whereby the separated part does not have its own development connection (meaning supply/disposal lines, not the road access). Can the existing development lines in the ground be "split" and connected to both plots, or must a new development connection be carried out from the street for the new plot?

I am not concerned with the legal aspect, but solely with the technical feasibility. Is that even possible? Are the diameters of the development lines sufficient? ...?

The background is, of course, that laying the house connections on own land is likely to be significantly more cost-effective than commissioning a completely new development via the main supply lines in the street.

That depends on what you want to build. For two single-family houses it will certainly be enough. In the example calculation of a sizing guide, I read that with a 1.1% gradient a DN125 main line is sufficient for 52 residential units.

It always depends on what you have planned. Do you want to sell the other property? If yes, then think carefully whether you want to do it that way. Because then, easements from the other property must necessarily be registered in your land register. And if something happens on the other property, they will tear up your property.

Correct, both sides are to be developed with a single-family house.

I am aware of the legal aspect, but it does not play a role in this specific situation. It is really only about whether it is technically possible with all utilities.

Technically it will probably work, but the provider is probably not interested in that... after all, they want to make money ;-)

I don't think the providers will go along with that.

In telecommunications, it is often the case that only a twin cable goes into a single-family house and it is needed there.
