Hello dear forum community,
I am currently planning the construction of a detached house with my fiancée. We are currently searching for a plot and have one in sight, which, however, may be somewhat difficult to build on due to its shape and location.
Attached is the approximate floor plan. The plot is 460 m2 in size. Along the long edge at the bottom right runs a main road. Along the adjacent edge at the bottom left also runs a small road, which branches off from the main road.
The plot is not within the scope of a development plan but lies in an unplanned inner area.
The 2 immediately adjacent neighboring buildings are single-story residential buildings with a pitched roof (without knee wall). Next to them is a building gap. Next to that is a larger semi-detached house, with (in my opinion) 2 full floors. So a pitched roof with at least 1.8 m knee wall.
The question we are now asking ourselves is whether we can build a house on the plot that meets our requirements.
We would like to build a detached house with a footprint of about 90-100 m2 and a living area of 150 m2.
What I have already found out is that there was a positive preliminary building inquiry for the plot for a detached house with one full floor and 100 m2 footprint.
What do you think:
- Is it at all possible or sensible to erect such a house given the angular shape, so that there is still some garden left?
- How does it generally look regarding access to the plot? So far, there is none for the plot. The plot was apparently once divided from the adjacent one. Is it conceivable that an access from the main road can be approved? What kind of costs should one roughly expect?
- I am overwhelmed by the calculation of full floors in Lower Saxony. I know that a maximum of 2/3 of the height 2.2 m may not be exceeded so that it is not considered a full floor. But what does that concretely mean? What kind of knee wall can I roughly expect?
- Is the semi-detached house still characteristic for the surroundings so that I might even be able to build 2 full floors?
