Hello everyone,

we have been considering for some time building a single-family house on our property (NRW).

It should be at most 120 sqm, preferably without a basement and one-story.

We have already discussed several variations with our architect, but somehow nothing is quite right yet. Even with a two-story variant, we simply cannot get below 300,000 euros. We have not really gone into detail yet, i.e. type of fittings, etc. It is frustrating.

Whether timber frame construction or solid house doesn’t really matter to us. Of course, we have also already checked with prefab house providers.

As you can see, we somehow are not making progress. It must be possible to get a small single-family house around 220,000 - 250,000 euros with a lot of own work. Can anyone give us advice on how to proceed best?

In the Aachen area?


250 T EUR is possible in Aachen (earthquake zone 4 as of recently) "only" with painting work and flooring as own work.

What did you tell your architect you want to build, that the total comes to 300 T EUR? Or does that include all costs – also ancillary building costs?

Hello construction expert,
thank you for your reply. Sorry for answering only now, we have just returned from vacation.
Yes, we have the plot of land in the [Kreis Aachen].

We initially planned a bungalow. However, it is too expensive due to the number of m3. Furthermore, the attic space is not utilized properly. We could also come to terms with a flat roof in an emergency.

We have two employed construction workers who also built our garages and tool sheds. That is what I meant by own work. They would do the foundation slab (for which we still need a structural engineer) and erect the shell. My husband could also do most of the interior work himself.

We have already discussed these options with the architect.

Since a bungalow is too expensive in terms of area, we have also planned a two-story house as an alternative. However, we cannot get below the price from above. That was the price including everything, i.e. with additional construction costs.
