Calculation of equity capital in connection with KfW loan

Can you please briefly help me figure out how to calculate the loan-to-value ratio when combining a bank loan with a KFW loan?

Example:

    [*]The house costs €500,000 and meets the Kfw55 standard
    [*]You get €100,000 from the KfW bank for this
    [*]So €400,000 remain, which must be financed somehow otherwise

If I now want 20% equity for the bank financing, that is €80,000 because I only base it on the €400,000. Or is it €100,000 because I have to base it on the total house costs?

As a rule, the purchase price is set at 500k. So then 100k equity capital. Some banks even assume Kfw = like equity capital. In the end, however, the interest rate counts. What use is it to have a very good loan-to-value ratio but then a worse interest rate.

I would always inquire through 1-2 intermediaries and the house bank. Do not overwhelm yourself when obtaining offers. A good advisor tells you how much equity capital makes sense.

Ok, thanks. I just wanted to have a rough idea. But I guess you can't say for sure since sometimes the KfW money is regarded as equity. I will then talk to an advisor when the time comes, with whom I have already been quite satisfied in the past.

The rumor somehow persists stubbornly, although no one has confirmed it so far. Maybe it used to be like that.

It only applies at most to the determination of conditions, for the risk credit = credit, no matter from whom. Only cash is real ;)
