Hello experts,

we want to build next year and are looking for construction financing. I have already bought the plot.

156,000 euros including incidental costs (equity 30,000 euros) - financed 126,000 euros but initially a variable loan

House - city villa with 189 sqm - two full floors plus basement

I still have 20,000 euros equity

The house costs without

painting work
tiles
tiling work
floor coverings
sanitary prefabricated assembly bathroom and guest WC
interior doors in basement/ground floor and upper floor
front door
French balcony railings
balcony railings

would cost the house 280,000 euros. My question now is, how do I calculate own work for painting services, attaching WC and bathroom fixtures, tiling work, laying floor coverings, installing interior doors, plastering the basement, making balcony railings.

Should I request quotes from different craftsmen and submit an offer to the bank for the calculation of own work or how do I do that?

Which banks actually include own work in the financing calculation?

Does it make sense to include the three KfW subsidies: Living with child, KfW 70 subsidy, and home ownership subsidy

totaling 150,000 euros?

Pay attention to the short terms and sometimes interest-only periods with KFW. This can backfire with €150,000.

Hello,

That will not work, since each construction project must be considered on its own; it cannot be compared with other projects. Moreover, internet prices lag behind because they only reflect the pure material cost; the desired equipment must of course also be installed. If you want to purchase a shell house, who will handle the tendering of the necessary trades? Rhenish regards
