And do yourself a favor, when you buy a house in a few years, take an independent expert with you to the viewing to inspect the dream property, so that the dream does not turn into a nightmare. The real estate agent will sugarcoat things for you, friends often don’t want to be the bad guy who bursts the dream. An expert has no interest in telling you what you want to hear or selling you something. Besides, now is not a good time to buy houses, prices are very high because of € fear.

True, it is not uncommon for the supposed "bargain" to turn into a real nightmare.
However, "bargain hunters" are incorrigible. The "bad" costs for a specialist are usually spared, but in the long run, one often ends up with a money pit; unfortunately, the inexperienced usually do not know this beforehand!
Bringing an existing property up to an energetically reasonable level is much more demanding and usually more expensive than optimizing a new building.
As a rule, the acquisition and purchase costs are currently absolutely excessive!
