Buy reserved land from 2018 or 2019? Tips?

Hello,

we made a down payment and reserved our property during the course of this year.
Now we would like to go to the notary, but it seems the seller is buying time to delay the official transfer and purchase to 2019.

Do you know anything about this? Do we have any disadvantages if we officially buy and become owners only in 2019? Is there a new law or something similar awaiting us?

No, in my opinion there is nothing relevant in the implementation. Probably it is tax reasons for the seller.

Or you simply cannot get a notary appointment that quickly. Here, for example, all notaries have a waiting time of 4-8 weeks, and that even without Christmas.

In case of doubt by the tax office regarding the real estate transfer tax, it is easier if two different years are involved for the acquisition of the land and the construction contract for the house.

Do you mean whether the real estate transfer tax must be paid only on the land or on the entire property?

If the land seller is identical to the house builder (or otherwise the "same"), the land transfer tax is calculated on the total value. It does not help to spread it over two years either. The tax office is not really stupid.
