Buy property... Notary fees, property transfer tax...

Hello guys. I would like to buy a plot of land.
The building land is located in Niedersachsen and costs 47500Euro.
Can you tell me what other costs I have to pay?
The real estate transfer tax should be 4.5%.
Unfortunately, I couldn’t find anything about what the notary costs and does.
The registration of the land charge should be omitted because the property is to be paid in cash.
Have I forgotten anything?

The mortgage must be issued for the amount of the financing, right? Or am I mistaken?

Well, it depends on what you count towards the property.... if you also include soil analysis and surveyor, you will have to add another €3000. By the way, soil analysis makes sense to do before purchasing. In the end, you buy a property where the soil is contaminated or not load-bearing, then building on it becomes really expensive. If you already have a construction company, check in advance which soil analysis they need... otherwise, you might end up paying twice...
