It is not so much the size of the plot that is decisive (it depends on the distribution of the area within the 430 sqm), but primarily the building window (BF)! It depends on whether it has to be a square bungalow or if an L-shape would also be conceivable. The latter would be much better suited for your wish – to keep 2 children's rooms in reserve in the attic – because the roof pitch of a bungalow generally ranges between 22 - 30°, and with a square layout of the building structure, there is not that much space for rooms of any kind.

The next question is of course why it has to be a bungalow or do you simply mean a building project (BV) where only the ground floor (EG) is developed? This is also a cost question, because a square bungalow with 106 sqm/living area (WF) – without an attic (DG) prepared for expansion – is in the cost range of approx. EUR 170,000 and a comparable single-family house (Einfamilienhaus) with 110 sqm/living area in the range of approx. EUR 180,000. Both on a slab foundation and as a KfW 70 efficiency house; in the single-family house, the attic is already fully developed.

What does the development plan/the textual stipulations say about which BF you may move within to build what?

I will quote: In a general residential area, according to § 4(2) of the Land Use Ordinance, the following are permitted - residential buildings - x - x The ridge heights may not exceed... (text) a maximum of 9.5 meters above the highest point. Is that enough information for you? Well, with these prices, I think we need to reconsider. We immediately thought of the age. That you no longer necessarily have to build upwards, etc. On the website of a large construction company, there is a bungalow (without a finished attic) with 92 sqm for 115.xxx € "turnkey" (only excluding wallpapering and carpet laying work). Of course, you can't estimate the equipment, but for the planned size, we oriented ourselves on that price range + additional costs (~ calculated 35,000 EUR).

That reads more like two-story development than according to your wishes. Is there anywhere that states that the construction of bungalows is permitted at all?


No, not really...


That is reasonable at first; you can also consider age-appropriate distances/installations in a classic single-family house. You just have to make sure that a lift can be installed on the stairs to be built, if my assumption about the permitted construction is correct => two-story development.


I am slowly getting tired of hearing/reading this – nobody is giving anything away – you should look closely at this provider’s offer, especially the BB and the contractual arrangements. It is not possible – especially not for a bungalow – to build reasonably well at a price of €1,250.00 per sqm/living area.

I am aware that nobody has anything to give away, thank you for the "subtle" hint....

The local company we have in mind is already building in the development area.
A 1.5-story house at a price of €1150 per square meter (in your calculation above it would be €1500), so the prices are clearly different here.

The local company we have in mind is already building in the development area. A 1.5-story house at a price of €1150 per square meter (according to your calculation above it would be €1500) so the prices here are already significantly different.

The question of how to evaluate the offer price remains. In "my" price, you order the moving van and move into a Kfw 70 efficiency house. Also with the BU at €1,150/sqm? Meaning, you have to read very carefully => what is not in the BB or explicitly stated in the contract in black and white is considered not purchased!
Chasing after a supposedly low price is rarely a good investment.

You registered from Lower Saxony - I just saw that, it is up to max. 5% cheaper there. If it is more than that, again a reminder to read very carefully.
