Hello everyone, since I will have completed my retraining in 2 years and then want to start completely anew, I naturally have a few questions if I want to build a bungalow.

First of all, a plot of land is needed. The plot is about 40 km away from my parents and costs €65 per square meter. It should be 400-500 m².

So the plot costs me €26,000-32,500.

Now my question is, what other costs will I incur when buying the plot? I mean, it has to be registered in the land register after all.

Doesn’t the notary do something like that? How high are the costs here?

Then the next questions: When I have the plot and place a bungalow kit on it, who ultimately inspects the bungalow construction?

Furthermore, isn’t it the city’s responsibility to ensure that electricity, telephone, water, and sewage connections must be connected to the plot? I mean the lines should already be on the plot.

I think that then I only have to have the electricity, water, sewage, and telephone lines connected by a master craftsman? As far as I have heard, these lines have to be connected by a master craftsman. If I am wrong, please correct me.

Is it actually difficult to build a bungalow?

I am not clumsy when it comes to building such a bungalow.

I am also only 26 years old... By the time it happens, I will be 28.

Oh dear, I will try to answer everything and am also happy to ask new questions.

1. When buying a plot of land, you can expect about 5.3% of the purchase price for notary and property transfer taxes.
2. If the land is not developed, the city is not really responsible for that either; you have to apply to all suppliers yourself and also diligently pay fees, provided development is possible! The costs up to the plot are usually low because they are often flat-rate costs, but then the lines still have to be laid on the plot, you should plan about 10,000€ for the development.
3. I don't know who will accept your self-built house!

Now my questions:
1. You are doing retraining now and for the next 2 years, right? How does it look with equity then, I guess not good? What do you plan after the retraining? Already have a permanent job? Is the starting salary enough for a loan?
2. How did you come up with a kit house? That is really the dumbest and usually the most expensive thing you can do, but there is plenty on the web about the problems of a shell house with the crazy bait offers.
3. Do you have experience in construction or a craftsman's apprenticeship?

As equity, I already have "Eigentumswohnung". I received it as a gift from my parents. But I didn't want to spend more than €50,000-70,000 on a bungalow. But I haven't found a bungalow that is built for that amount yet. Then another €26,000-32,500 for the land. So I'm at €100,000. Just thinking about what the oil burner already costs me, then the pipes that need to be laid and the radiators. Then all the interior fittings, etc., that's also going to cost me a lot of money. Oh, I can only lay the electronic wiring "wiegesagt begins my training as an electronics technician. But connecting to the network is only allowed by a master technician, as far as I know. Well, with my initial training as a gardener, I probably can't do much except get the garden in shape. Gas and water installers, I know two from my circle of friends. So if there is a prefab house somewhere for €50,000-70,000, I'm all ears. What would you advise me to do? Oh, about the job. Hmm, you have a condominium and what do you want to do with it, sell it, rent it out? You talk about 50-70k€, how big should the bungalow be??? I thought we were talking about a residential house, not a "garden shed" or vacation home. You don’t seriously want to install an oil heating system, do you? If I'm being honest, let your project rest for several more years. -There is no move-in ready new house for your idea -I would personally only consider the condominium as equity once it is sold, and you first have to get rid of it -Without the apartment you have zero equity and you yourself calculate a construction sum of 100,000€, which doesn’t add up at all, but aside from that you have no steady income yet, when that will change is questionable and even then electrical technicians usually aren’t really well paid, which bank is supposed to finance that? -Please bury the thought of a shell home, you need A. time B. LOTS of experience C. a lot of money for missing tools/materials -You should be able to get prefabricated houses around 80-90m² from about 85,000€, but that is usually less than zero815 -Also a mistake many of my friends have made/were making is buying land/house in their home region even though there is no work there and it seems you also intend to do that

Sorry, that can't be true, can it?? Condominium worth 70, but a whole house for 100'.. ridiculous.. build a house yourself completely.. also ridiculous, when you don't even know how the connections or anything else work.. sorry.. forget it..
