Building planner

Hey guys,

now I have to ask a totally clueless question... we were recommended a construction planner by acquaintances, who has his own shell construction/business. The rest is done through individual contracts. Somehow I can't find anything about such a setup online... has anyone had experience in this direction or can say something about it

And what is the builder supposed to do for you?

Oops, some text was missing there ;) The whole house-building topic makes me a bit confused! So, in the first step, he listened to our wishes, etc., and passes them on to his architect to create the first drafts and carry out a cost estimate. If we actually build with him, he will take over the site supervision and the shell construction is carried out by his own company... the remaining trades will then be tendered and awarded. Somehow, I am skeptical, it doesn't all sound very smooth... or is such a model normal/well-known?

Already done, but I'm still not 100% sure :) I'm just very careful since it involves a lot of money... that's why I was also interested if there are any experiences available in this direction.

The only problem seems to me to be that you do not have a fixed price that a [GU] could give you. If he delivers the complete shell construction, you already have a basis. However, have the security in the amount of 5% given to you, see [Baugesetzbuch § 362a].
