Every architect puts more thought into their designs about the “this way and not otherwise” than can be conveyed to a subsequent colleague in their understanding. From my point of view, an execution planning for a “cuckoo’s child” is always one fee level more difficult than for one’s own.

I would make it dependent on whether you know architects or GUs with whom you want to build your house or at least have recommendations. Then I would just talk to them.
