Unfortunately, you can hardly influence the view of others in some matters. I just wanted to say that. Or do you only want to read the sentence "yes, everything works exactly as you wish" here in the forum?

Because the bank sees a woman of childbearing age who might at some point not be able to pay her loan from her current salary.

I don't understand what one has to do with the other. I had asked for constructive feedback regarding the financial situation, based on people experienced here. What a potential male acquaintance might think about the fact that I possibly own a house was never up for discussion on my part.

If I now assume an absolute extreme limit of 1k net income per 100k financing amount, then it will already be really tight for you. If I then also consider my personal pain threshold, that is 1.5k per 100k financing amount, I wouldn’t even dream of considering such a project. Not to mention the purpose and meaning of an expensive single-family house for a single person, but if it makes you happy and you are willing to significantly cut back in other areas for it, why not...

Thanks for your honest opinion. I don't really need a single-family house as a single person, that's true. I hope to be married sooner or later anyway. I just thought if it can already be financially managed now, why pay rent for more years when I could rather invest it in my own house, since the land is already there. But I agree with you, it is quite tight and I am also going back and forth :-/

The reason is already there, that's the most important thing! Yes, you continue to pay rent, but you remain flexible. And that can be worth a lot when you are still young and unattached. You can keep putting money aside and saving. With that money you can also generate a return and you save interest later because you need to take out a smaller loan for a house due to higher equity.

So I wouldn't necessarily build now if it's not optimal and you don't know what the future holds. Maybe you meet someone who lives further away and you would move to them. That would be quite easy. With a house, not so much anymore.
